Pricing Your Home:

Pricing is one of the most critical components of the marketing plan and the area in which a well trained and experienced Real Estate Consultant like myself can provide home owners tremendous value. I always use a multi-step approach in determining a “Suggested List Price” for a clients home:
  • Careful review of recent sales activity within your neighborhood
  • Search tax records for properties that do not show up on the MLS
  • Locate comparables to help determine an accurate starting price
  • Personal visit to the homes considered to be our strongest competition
  • Consider any added features or major remodeling done to your home

Your home is just one of many that a buyer will be evaluating. Knowing the competition is key in helping us develop a pricing strategy that will help insure a successful sale. Because my approach to pricing is multi-level, I do not traditionally provide a complete market analysis without seeing your home first.

Getting Ready To Sell:

Getting your home ready to sell generally involves more than just giving it a good cleaning. The first step is to evaluate your home through the eyes of a potential buyer. I will assist you in performing a thorough review of the interior and exterior of your home. I will also provide tips that will help make your home more attractive and inviting to potential home buyers. These tips may include thing like:
  • De-personalizing the home
  • Remove unwanted clutter
  • Fresh paint and/or minor repairs
  • Good old fashion cleaning
  • Re-arranging or adding furniture
  • Yardwork and landscaping

Because many home owners can become overwhelmed with this initial stage of the process, I can provide you with resources and service providers that can assist you with completing many of these tasks.

Marketing Plan:

Marketing a house means much more than just listing it in the MLS. Today, most savvy home buyers are using the internet to begin their home search. They need to be able to find your home.
